Swire Hotels (The House Collective / EAST)

Swire Hotels is the hospitality arm of Swire Properties and one of Asia's most design-conscious owner-led hotel platforms. Created in 2008, it operates two principal identities: The House Collective — the individual, luxury-led expression, each property conceived as a distinct "House" shaped by architecture, art, culture and its neighbourhood — and EAST, a contemporary lifestyle concept designed around modern work, social life and uncomplicated city hospitality. Together they form a deliberately compact system in which design authorship and place matter more than rapid global scale.

The brand

Swire Hotels is structurally different from a conventional chain because it sits inside Swire Properties, a major real-estate developer and owner. Hotels connect closely to mixed-use urban districts, architecture, retail and neighbourhood development, giving the platform unusual control over context and placemaking.

The House Collective began with The Opposite House in Beijing and developed through The Upper House in Hong Kong, The Temple House in Chengdu and The Middle House in Shanghai, with further expansion extending the concept. EAST developed as the more energetic lifestyle brand, with Hong Kong, Beijing and Miami among its best-known expressions. The two brands share contemporary design and local connection while occupying different service and luxury positions.

Brand philosophy

The House Collective rejects the idea that a luxury collection should look identical everywhere: each House is residential, culturally specific and architecturally authored, with art, design, food and local programming connecting the guest to the city, and service personal and intuitive rather than ceremonial.

EAST translates the same values into a more functional contemporary model — work, fitness, dining, bars and social spaces integrated for guests moving fluidly between business and leisure. The common philosophy is modern urban hospitality shaped by neighbourhood and human interaction rather than a rigid template.

What distinguishes it

Real estate and hospitality are one system. Swire Properties shapes not only the hotel but the surrounding urban environment.

Genuinely house-specific. Upper House, Temple House and Middle House are related by attitude and service, not identical interiors.

Design is structural. Major architects, curated art and carefully planned public spaces are the proposition, not decoration.

EAST as second language. The lifestyle brand addresses a broader traveller without diluting The House Collective's intimacy.

Selective scale. A small number of strongly authored properties is preferred to rapid franchising.

WHO IT IS NOT FOR

Swire Hotels is a weaker fit for travellers seeking a huge global network, classical palace formality, resort-heavy luxury or a universal standardised room product. The House Collective is urban, design-led and intentionally individual; EAST more lifestyle and business oriented. Guests who prefer ceremonial grand hotels or extensive resort infrastructure may choose another brand. Swire works best for those who value architecture, art, contemporary Asian cities, neighbourhood culture, strong restaurants and personal rather than scripted service.

Editorial note — Code and book number follow LHL Register v50.0, which places Swire Hotels (House Collective / EAST) at LHL-098 / P1-06-03 in Volume VI — Lifestyle & Design Houses, International section. The Soho House comparison code was corrected to LHL-203 per the register (the source master cited LHL-073, which is Hoshino Resorts). Because portfolio expansion and property status can change, the Library avoids freezing an unverified universal hotel count.

What the Library holds from this group

The Library admits the luxury brands of a group and not the group’s whole portfolio. What follows is what it holds from this one — each with its own permanent code and its own entry. Everything else the group operates is outside the Library’s scope, not beneath its notice.

⚑ A property developer that built hotels for its own districts. Swire Hotels was established in 2008 and its first house, The Opposite House, opened in Beijing that March inside Sanlitun Village, a shopping centre developed by Swire Properties. Kengo Kuma designed it; 99 rooms; and the name translates a Chinese term for the building opposite the main house in a courtyard, where the esteemed guest was put. The developer, the district and the hotel are one company, which is the arrangement the Library records again at LHL-S-289 Taikoo Li and in Miami at Brickell City Centre.
⚑ And the Hong Kong house sits inside another brand’s building. The Upper House opened in October 2009 on floors 38 to 49 of the JW Marriott Hotel building above Pacific Place — a luxury hotel stacked within a tower carrying a competitor’s name, which nothing else in this register does. André Fu designed it to read as a private residence; 117 rooms, 350 works of art, and a place in the World’s 50 Best top ten in 2023, 2024 and 2025.
⚑ Two facts the register must carry because the brand is changing under it. The Opposite House closed in 2024 — the first house of the collective, gone. And Swire has renamed its Chengdu and Shanghai houses to Upper House as part of a global rebranding. The House Collective as a name is being retired while this entry describes it, and the Library records the transition rather than quietly adopting whichever name is current at the moment of reading.
Candour. ⚑ Swire Hotels runs two brands, and EAST is not luxury and the register does not say it is. Swire Restaurants was founded separately in 2013. ⚑ Not established: whether The Temple House and The Middle House retain their own names alongside the Upper House rebrand, and what has become of the Opposite House building.
